Asbestos Reinspections
The management of asbestos in commercial buildings or the common areas of residential buildings includes reinspection asbestos surveys. If asbestos is found, your legal obligations under the Control of Asbestos Regulations 2012 (CAR2012) do not end once the asbestos survey has been completed.
When is an asbestos reinspection survey required?
Your initial asbestos survey report will pinpoint the extent of asbestos-containing materials, evaluate their risk, and then offer management suggestions.
The type of asbestos-containing material present will determine whether it needs to be subject to either six-monthly or annual asbestos reinspections if the asbestos is in good condition and not likely to be damaged.
Its condition will be monitored during the reinspection to make sure it's still secure and safe. The recommendation may be to carry out remedial work or remove the asbestos if the material has been harmed or has degraded.
After an asbestos survey, a commercial decision can be made regarding whether the price of upcoming reinspections will be higher than the price of removing the asbestos initially.
What if the original survey was completed by a different company?
As a UKAS accredited company, we must conduct an audit of the original asbestos survey to ensure that it is fit for purpose if we did not conduct the original survey and are using another company's asbestos survey report, making the process more complicated.
To make it simple for us to re-inspect and update in subsequent years, we conduct a sizable number of reinspections each year based on survey reports from other companies, entering them into our own report template, taking new photos, and creating new plans.
