Residential Asbestos Surveys In Cambridge and East Anglia

Asbestos Surveys & Advisory Services Ltd work with homeowners, those buying or selling a house, landlords, property management companies and estate agents, providing asbestos surveys of residential properties.

Asbestos Legal Requirements

While residential properties might not be governed by the same laws as commercial properties under CAR2012, if you are planning a larger-scale renovation or demolition, your work may be covered by The Construction (Design and Management) Regulations 2015, which include asbestos-related provisions. Your architect or builder should be able to provide more information about this, or you can get in touch with us at Asbestos Surveys and Advisory Services Ltd. for assistance.

Understanding where and how much asbestos is present in residential as well as commercial buildings is crucial.

Type of asbestos survey required for a residential property

There are various reasons you may require an asbestos survey of your residential property, including:

  • If you are buying or selling a house, as they are often requested by mortgage lenders

  • If you are undertaking any refurbishment or demolition work

  • If you are undertaking extensive DIY; or if you are a landlord and need to meet your obligations under current legislation

The kind of asbestos survey needed for a residential property depends on the reason for the survey; if you're buying or selling, you'll probably need an asbestos management survey, but if you're doing a lot of building work, you'll need either a refurbishment or demolition asbestos survey.

Each time, the surveyor will examine every area of the property, taking tiny samples of any materials that might be suspect so that they can be examined and tested for asbestos. Following the analysis of the samples, you will receive a report that includes images of the materials sampled, maps illustrating the location of the samples' collection and the extent of any asbestos found there, as well as the sample results and recommendations, if asbestos was found.

Following the survey at your residential property, we are available to help with any follow-up questions or necessary remedial work.
