What is asbestos and why is it dangerous?
Before it was outlawed in the UK in 1999 due to the risks of asbestosis, mesothelioma, and lung cancer associated with exposure to asbestos fibres, asbestos was a naturally occurring material that was widely used in the building and construction industry up until the late 1990s.
The asbestos fibres can fragment into smaller and smaller fibres when they are disturbed or damaged, making them able to be inhaled and causing permanent lung damage. It may take between 10 and 40 years after exposure for symptoms to appear.
There will likely be some type of asbestos present in many pre-millennium homes, especially those constructed in the 1960s and 1970s, whether it be in the boiler flue, floor tiles, or garage roof. Whether there are any ACMs present, whether they can be left in place (if they are in good condition and unlikely to be disturbed), whether they need to be encapsulated to stop the release of fibres, or whether removal is necessary, is determined by an asbestos survey.
